Summary

Led by the Facilities Coordinator(s) and overseen by the Manager, the Building Operator provides inspection, maintenance, repair, and service support for all County‑owned or leased buildings and grounds to ensure facilities are safe, reliable, code‑compliant, and customer‑focused.

Operators work as a team, each with a primary stream while maintaining cross‑coverage to backfill and assist the other stream as required by workload, absences, projects, or emergencies, and are also responsible—on a scheduled basis—for facilitating/performing office renovations and moves as well as facility systems upgrades, and for coordinating external services/resources, including reviewing maintenance expectations for all contractors (with direction) and overseeing/evaluating their performance.

Key Responsibilities

  • Respond to building maintenance requests and concerns in a professional and timely fashion.
  • Continually communicates with building occupants to gain understanding of concerns and, in discussion with the Coordinator, finds practical solutions to issues brought forward.
  • Works with the team to annually set building and systems maintenance schedules and defines expectations of contracted services; reviews them quarterly to ensure work is done to the standard expected.
  • Ensures office sidewalks and pathways are kept clear of snow and ice to maintain safe entry for staff and visitors.
  • Carries out regular building maintenance duties, including painting, patching, and minor facility repairs.
  • Routinely inspects and reviews the operation of building systems to ensure their proper operation.
  • Incumbent may be required to be a member of the County’s Disaster Services Committee.
  • Ensure County flags and flag poles are in good repair; raise and lower flags as appropriate.
  • Maintains confidentiality regarding matters that affect the department and the County as a whole.
  • Attend and participate in the Health and Safety Committee as required.
  • Work in accordance with the requirements established by the RVC Health and Safety Program and the Alberta OHS Act, Regulation and Code.
  • Take reasonable care to protect their health and safety and other persons at or in the vicinity of the worksite while they are working.
  • Ensure all equipment, tools, and work areas are maintained in a safe, clean, and fully operational condition.
  • Perform other duties and special projects as assigned.
  • Participate in an on-call rotation to address emergency maintenance issues and facility needs.

Requirements

Completion of Level 3 Building Operator (level 2 preferred) along with at least one year of progressively responsible and diversified experience in building maintenance or construction.

  • Demonstrate professionalism, tact and approachability that project a positive image of the department and the County.
  • A strong customer service orientation is essential, reflected by respectful, timely, professional and accurate responses to questions, concerns and requests from County employees and contractors.
  • Contribute to a team environment and demonstrates a positive attitude. Possess the ability to foster a positive work environment.
  • Ability to work outdoors in all weather conditions, including extreme heat and cold.
  • Strong organizational and time management skills are required along with the ability to prioritize work effectively.
  • Possess flexibility to adapt to varied assignments, interruptions and pressures. Works efficiently under pressure of interruptions, and time limitations and constraints.
  • Must have experience with an understanding of major (larger than 2000 m2) building heating and ventilation systems and their operation.
  • Experience with a maintenance management system is an asset.
  • An understanding of security systems and their operations is essential.
  • Ability to lift and carry up to 20 lbs on a regular basis, and 50 lbs or more occasionally, as required by operational duties.
  • Ability to prioritize, and oversee several contracted service providers is expected.
  • Demonstrate knowledge and experience of MS Office Suite as well as basic keyboarding skills.
  • Possess a valid Alberta Class 5 driver’s license (driving infractions must fall within the limits outlined in Vehicle Policy A-198).
