Reporting to the Manager, this position will coordinate the maintenance of all County owned and leased buildings, including property, building and security systems. This position includes the supervision of the Facility Services Coordinator, Custodian Coordinator, assisting them in conducting maintenance and repairs.
Key Responsibilities Include:
- Develop and implement a building maintenance plan for all County owned buildings.
- Plan and manage repairs or replacement of major capital items such as HVAC, roof and building systems.
- Provide input into future building developments and be a point of contact for any construction contractor.
- Provide communication to our internal customers, regarding building issues and resolution, in a courteous and professional manner.
- Coordinate and schedule all repairs and maintenance work involving County facilities.
- Keep and maintain accurate records of building system inspections, repairs, and maintenance.
- Establish, monitor, and control support contracts, such as waste disposal, ground maintenance, snow removal, etc.
- Site support of all County buildings including monitoring and controlling of office space and furniture.
- Control building access and key control, supervise and coordinate the security system contract.
- Provide emergency/unscheduled repairs of equipment, structures, and grounds on the property within your ability.
- Request quotes, provide recommendations to your manager on contracts, supervise work and ensure accuracy of invoices for all services provided by contractors.
- Oversee all maintenance workers, County, and contractor on County property.
- Assist in the maintenance of HVAC, boilers, pumps, fans, control panels, thermostats, plumbing, etc.
- Assist in the maintenance of fire alarms, extinguishers, and fire panels.
- Monitor building system reports via computer daily.
- Conduct daily mail run in the absence of the Building Services Coordinator.
- Complete other assigned duties and special projects as directed by the Manager, Fleet and Facility Services.
- Adhere to applicable responsibilities and accountabilities as outlined in the Sturgeon County Health and Safety Management System.
Requirements:
- This position requires a high school diploma with previous supervisory experience and a minimum of five years’ experience in facility maintenance, planning and coordinating building repair/maintenance programs for building systems such as plumbing, HVAC and electrical systems.
- Demonstrated working knowledge of the processes and systems found in sophisticated HVAC systems, mechanical and electrical equipment, plumbing systems and building structures.
- Demonstrated working knowledge of project management, principles and applications leading to successful projects completion of maintenance and repairs.
- This position requires a valid Alberta Motor Vehicle Operator’s Class 5 license.
- Electrician trade and or plumbing trade is a strong and recommended asset.
- A certification in Project Management would be an asset.
- Strong working knowledge of Microsoft Office Suite software and be able and willing to learn other computer-based software.
- Operate a variety of equipment and tools in an office and workshop environment.
- Must be able to work independently as well as in a team environment and have a demonstrated ability to prioritize work and projects.
- Must be self-motivated with good time management skills.
